Maintenance Request

What to do in the event you have an urgent maintenance request after hours?

If your urgent maintenance is during business hours, Monday to Friday, 9:00 am to 5:00 pm, please call our office immediately on 0431 927 724 and email rentals@rrre.com.au

Should urgent maintenance occur outside business hours, please email  rentals.berwick@email.propertyme.com and our automated reply will provide a complete list of authorised trades.

Our trades have completed a full induction with our property management team so they have a full understanding of what is deemed an urgent request. They will ensure you are safe and have use of necessary services. Please be respectful of our trades at all times; they will do their best to assist you in a timely manner.

We also ask that you refer to our Trouble Shooting Guide, see below, before contacting a tradesperson to avoid being charged unnecessary fees.

What constitutes urgent maintenance under the Residential Tenancies Act 1997?

  • burst water service
  • blocked or broken toilet system
  • serious roof leak
  • gas leak
  • dangerous electrical fault
  • flooding or serious flood damage
  • serious storm or fire damage
  • an essential service or appliance provided by the Owner for hot water, water, cooking,  heating, or laundering is not working.
  • the gas, electricity, or water supply is not working.
  • a safety-related device, such as a smoke alarm or pool fence, is not working
  • an appliance, fitting, or fixture that is not working and causes a lot of water to be wasted
  • a serious fault in a lift or staircase

If your maintenance does not qualify as urgent, please report by email, and your property manager will attend to it on the next business day.

Trouble Shooting Guide

Blocked toilet – Check the blockage is not caused by the disposal of sanitary items, nappies, wipes, or any foreign object, as the renter may be liable for the plumber’s fee.

Water leaks – if you notice any water leaks, it is recommended to turn the main taps off (found at the water meter on the property) to stop any further damage.

Shower or Bath water drainage – Clean the plug of hair and soap buildup, which can cause blockages. Please be aware that if the plumber advises that the blockage has been caused by hair, the renters may be liable for the plumber’s fee.

Electrical outages – If your neighbours have also lost power, contact your electricity supplier.

If your house is the only one without power, you will need to check the meter box to see if the safety switch has tripped. If so, reset the switch, and if it trips again, unplug all appliances from power points, reset the safety switch, and plug in your appliances one at a time. This should isolate which appliance is causing the outage. Please be aware that renters will be liable for the electrician’s fee where a faulty appliance is the cause of the problem.

Gas appliances – It is not uncommon for the pilot light to be blown out. Please check the unit  and reset the pillow light if required (instructions should be visible on the unit).

Electric appliance – Please check that the appliance is plugged in and turned on at the power point.

Beeping Smoke Alarm – Press the test button on each smoke alarm ONLY if it can be reached from a standing position. The test button is usually located on the bottom face of the alarm. It should be pressed for a minimum of 10 seconds or until the siren sounds. If a loud siren does not sound within 10 seconds and/or the beeping does not stop, email your property manager, who will organise an inspection by a professional fire protection contractor.

It is a renter’s obligation to NOT tamper with a smoke alarm and to report to their managing agent if a smoke alarm is not in working order.

Garage remote – if the power goes out for any reason, the unit can be changed to manual operation, instructions on this can be found by searching the make and model on the internet.
